You have a building project in mind so what comes next?
I will visit you at your property for an initial consultation to discuss your ideas and advise you on whether or not planning permission is required. Permitted Development may be an option which if appropriate I will discuss with you. I will also be able to advise you on whether your project will work structurally and practically as well as any financial implications. I may suggest alternative options. Following on from our meeting I will provide you with a written quotation in two parts.
1. The Planning Application.
2. Building Regulations Approval (once planning permission has been gained).

The next phase is for me to visit you and discuss your requirements in detail at this time I will carry out a structural and measurement survey of your property to enable me to produce draft drawings.
When I have completed the draft drawings I will give you a copy to inspect and should amendments be necessary I normally invite you to my office where I can make the alterations for you to see the results immediately.
Once the plans have been finalised I will submit them on your behalf to the Local Authority who will require a submission fee to process the application. The plans will be registered and the application should be determined within 8 weeks of validation.
2. Building Regulations
These drawings and details are necessary to gain Building Regulations consent which is a legal requirement for many projects. Your builder will also need them to provide you with a quotation and to construct your building project.
I will draw up detailed plans to include sections and notes to satisfy Building Control requirements. If structural calculations are required I will provide these as well. When the drawings are completed I will submit them on your behalf to Building Control to gain Approval. Building Control will require a fee to register and check this application. I will deal with any queries that may be raised during the checking process. When the drawings and details have all been checked an Approval Notice will be issued by Building Control. You can now commence the building work, a further fee will be required from Building Control for site inspections when work on your project is started.
